Director, Vertical Development and Construction (Industrial & Data Centers)

Position Overview
The ideal candidate for the Director of Development & Construction position is a self-starter who is driven by results and will own the project from concept to completion. This individual embodies a strong ethical core and collaborative spirit. Knowledge in development and hands-on experience with ground-up industrial construction is required for this position. Experience with mission critical and/or data center projects is a plus!
 
This role will report to the Director, Industrial Development Management, with daily collaboration with other members of the Industrial team. This role involves planning, organizing, and overseeing projects from inception to completion, ensuring they adhere to scope, budget, and timeline while effectively managing stakeholders and resources.

Key Responsibilities:
Project Planning and Scope Definition:
  • Managing the entire lifecycle of real estate development projects from concept to completion.
  • Defining project scope, goals, and deliverables in collaboration with stakeholders. 
  • Developing detailed project plans, including timelines, resource allocation, and risk assessments. 
Project Execution and Management:
  • Managing project schedules, budgets, and resources to ensure projects are delivered on time and within budget. 
  • Monitoring project progress, identifying potential issues, and implementing corrective actions. 
  • Coordinating with architects, engineers, contractors, and other stakeholders to ensure project goals are met.
  • Overseeing the permitting and regulatory approval process for all projects.
  • Monitoring construction progress and quality to ensure compliance with plans and specifications.
  • Managing internal tracking of all development financials including budgets, costs, and change orders.
  • Assisting in development financials/procurement, including reviewing and approving invoices, developing RFP’s, reviewing proposals and change orders, leveling proposal bids, and conducting proponent interviews.
  • Manage design queries, consultant coordination, and design & construction documentation.
Stakeholder Management:
  • Building and maintaining strong relationships with stakeholders, including clients, internal teams, and external vendors. 
  • Communicating project status, risks, and issues to stakeholders in a clear and timely manner. 

     
Quality Assurance and Risk Management:
  • Ensuring projects meet quality standards and regulatory requirements. 
  • Identifying and mitigating project risks and issues in a timely manner. 

     
Reporting and Documentation:
  • Preparing and presenting project reports to stakeholders, including project status, progress, and performance. 
  • Maintaining accurate project documentation, including project plans, reports, and records. 

Qualifications & Experience
  • Bachelor's degree in Real Estate Management, Construction, Engineering, or related field.
  • 5-7 years of experience in the construction industry, ground-up industrial/tilt-wall experience required. Experience with data center and/or mission critical projects is a plus!
  • Candidates must have a solid understanding of the construction industry, job site safety requirements, contract management, planning and scheduling, budgets, building products, and relevant technology.
  • This position requires a high level of fluency in reading plans, specifications, and related project documents.
  • Technical skills: Bluebeam, Procore, MS Office Suite
